Broker Price Opinion
I believe pricing your property accurately is paramount to your real estate transaction. It is very valuable information to you whether you are buying or selling a home. I have the valued Certified Real Estate Pricing Specialists (C-REPS) that qualifies me to do Broker Price Opinion (BPO)
This training gives me the tools to properly value property in many conditions. I can value a house to the wholesale value which many lenders want to know so they can sell the property fast if they have to take the property to cover the loan value. The BPO is also used to find the top retail home selling price. I can value a house to the current retail home buyers’ market. It is a very detailed and precise task.
Trust & Probate Realtor
I am also a Trust & Probate Realtor that is a Certified Probate Real Estate Specialist (CPRES) from California Association of Realtors. This training is valuable to help people when an estate is going through the probate process. I can help families and individuals to sell their property when in probate. It is not a simple process and a trained and certified realtor is best to accomplish the home sale.
Investment Property Specialist Certification by C.A.R.
Investment Property Specialist Certification by C.A.R. is designed to teach Realtors about real estate investment fundamentals, marketing, investment buyer’s agent skills and real estate portfolio growth.
The most commonly used forms of real estate valuation are Cash-on-cash return, Capitalization – the cap rate and Gross rent multiplier (GRM). The Investment Property Specialist course goes into depth on how investors can use these formulas to understand the value of an investment property.
Historical data allows the investor to see how an investment property has performed in the past. With the proper tools and research this can be a solid indicator of how an investment will most likely perform in the future.
Stock investment is buying part of a company. The stock company is a business. In many ways the investor is a business owner. Real estate income producing property is a more direct way of ownership.
Income-producing real estate is a business. It can be passive income if other people are hired to operate the business. The property manager role is the key role or component to how passive the income generated from residential property investment really is.
As an Investment Property Specialist, I work with real estate investors to build their wealth portfolio. I feel the key is to understand the expectations and goals of each investor.
How passive do you want the investment to be?
Do you want to create long term income?
Do you want capital growth?
Do you want to grow your net worth?
Do you want quick cash gains? (fix and flip)
Do you want to add value to a property?
Are you a deal finder?
Do you want quality properties?
Do you want to use creative financing?
Do you want a high ratio of cash flow?
Do you want to help people?

The Real Estate Appraisal Class: The study of the science of evaluating the worth of real estate interests, whether for price, rent, or loan, is a requisite for sales, mortgage, and leasing transactions. Appraisal theory and practice is a review of real estate characteristics establishing or diminishing value, the many approaches to valuation, computer access to online data, and opinion of value.
Real Estate Economics: The economics of a parcel of real estate are characterized in light of land use patterns, supply and demand factors, forces driving the housing sector, business cycle influences on non-residential income properties, and local demographics. Coupled with issues ranging from national monetary and taxing policies to local use restrictions and national, regional, and local economic cycles.
Legal Aspects of Real Estate: Presents a selection of working examples covering issues pertaining to real property estates, vestings, disputes involving neighboring properties, water rights and restrictions on property use. Also discussed are property title conditions and insurance, conveyancing, involuntary liens, the enforcement of real estate rights and remedies for financial recovery in a transaction gone awry. Special emphasis is placed on influential court cases which shape real estate law.
Property Management: Analyzes the detailed and exacting rules of leasing and renting both residential and commercial income properties. Forms and notices required to establish management and leasing agencies, to create, manage and terminate tenancies, and to preserve rent obligations for enforcement are described for ease of use by property owners, managers and leasing agents.
Real Estate Escrow: Escrow is a process employing an independent agent to manage and coordinate the closing of a real estate transaction through the exchange of documents and money between two parties such as a buyer and seller. Escrow activities are typically based on a primary agreement, such as a
purchase agreement.
I was licensed mortgage broker in California Department of Real Estate NMLS # 997987. The training for real estate lending in California is a very demanding education and testing. I helped veterans, first time home owners and small business get mortgages. I wanted to focus my time and energy on finding home buyers and property sellers in the Sacramento area and Northern California so I gave up my NMLS license. But all that knowledge on how to help people qualify for a loan is still great help for my clients.
I also have some academic credentials include formal collage education and specialty schools. I graduated from California State University Sacramento with a BA in History. I also graduated from the Gemological Institute of America (GIA) in California as a gemologist. I also took many real estate professional training classes to get my real estate agents license. I took even more classes and years of experiences to get my California real estate broker license.
Veteran
I am a veteran. I served in the Air Force. I was a K-9 security police airman. I spent two years in Germany experiencing many cross culture relationships and interest. I was then sent next to North Highlands, in Sacramento county California to McClellan Air Force base. I enjoyed my military experience and still have friends from that time over 40 years ago. The military built into me discipline, team work skills and a sense of duty that I have used every day to be a better person and dedicated professional. Also this helps me work with Veterans home buyer for Sacramento CA.
Writer
I have a writing resume which includes articles for newspapers and periodicals, articles ranging in subject from jewelry, gems, finance, success issues, real estate loans, and real estate information. I was the publisher of Managing Success Magazine. I am also an author of a children’s book, “The Legend of Doll Fin” (ISBN 0-9655066-0-6).
